Pateros Creek

Pateros Creek is envisioned as a cluster development in the Fort Collins Urban Estate zone district preserving over fifty-percent of the parcel’s open space adjacent to the Cache La Poudre River. The project began by developing a CLOMR – LOMR submittal and model to FEMA with approval to modify the floodplain slightly. This allowed a loop system to be developed for smaller lot single family housing, all fronting open space. A central courtyard was developed around large existing trees as well as a community orchard and garden to the east within the floodplain. Access to the Poudre River Trail is provided immediately to the north with Riparian Forest open space preserved and enhanced, creating a strong sense of place and connection to this key ecosystem.
